Real Estate Auction: Casino in Black Hawk, CO
Historic Casino a Landmark in Colorado's Thriving Gaming Capital
Denver, CO -- AJ Karas Auctioneers has announced that it will conduct a Dual Bid auction for the former Goldmine Casino in Black Hawk, Colorado, on Saturday, December 11, 2010 art 1:07 p.m. The property can be previewed on December 4 from 2 -- 4:00 p.m. Sealed bids are due December 8 by 5:00 p.m.
The 10,900 square foot Casino building is being offered with $400,000 in soft costs invested, including a business plan, structural engineering analysis, approved renovation plans, and construction drawings to build it out to a state of the art 15,654 square foot gaming facility. Included is a 15,000 SF parking lot (approximately 40 spaces), plus 400 adjacent parking spaces. This is the only prime site ready for development in Black Hawk at this time.
According to casino developer and consultant Bill Palermo, the buyer will be uniquely positioned to profit from recent changes in Colorado's gaming laws. Higher wager limits and expanded 24/7 hours of operation have helped to greatly increase profitability in Colorado's casino industry.
Projections by Palermo indicate that the casino has the potential to generate gaming revenue of $10.7 million annually (after a typical ramp-up period) with an EBITDA of $2.9 million.
The well-regarded Palermo, who is also the publisher of Casino Development News, says that market demand from the Denver metropolitan area is strong, with only about 2/3 of overall market potential being absorbed by area casinos, leaving an unmet demand of $327.6 million.
The current lien holder will consider funding a purchase money loan to a new buyer, based on lender qualifications and term.
